When you are buying a home you've got much to consider: location, lifestyle and value. Doing your "due diligence" ahead of time makes sense.

Selling your house for top dollar in London, Ontario
Mark Nash, author and syndicated columnist for Realty Times, wrote a book a few years ago called 1001 Tips for Buying and Selling a Home. Although real estate changes yearly, he's got some great points that still hold true in today's market.
A few of my favorites are:
Clean, clean and more clean! Bringing new meaning to the words spic and span, Nash suggests that "people don't care about how the house looks, just that it's in good condition. Clean outsells everything else in today's buyers market. Plus many buyers assume clean houses are well-maintained ones. A couple of years ago many sellers could do nothing and a home sold in record time, but wake up and smell the cleaning products daily in 2006."
Myth of the year...don't bother painting or putting in new carpet, because the buyer might not like it. According to Nash, "Buyers are time-crunched and not that ambitious when it comes to tackling redecorating in 2006. Plus they might not have the creative skills to see through that dirty beige carpet or the floor-to-ceiling mirrors in the dining room." New everything is not necessarily what buyers are looking for but "move in condition" in neutral livable tones is.
Buzz words on staging...Edit your furniture and accessories in every room. Less is more and buyers are looking to purchase your real estate not your personal property. Ditto on taking down your personal photos and cleaning out the basement. Space sells and buyers have a hard time seeing beyond your clutter.
First impressions count - don't overlook the front entrance! Paint the door, polish the hardware and illuminate the entry area and house numbers. Fresh flowers, seasonal urns and a new welcome mat are inviting and say, "welcome to your new home".
Lastly, it's all in the details! New "decora" style light switches are a quick and easy update, dimmers create ambiance and consider putting in the appropriate level finishes in kitchens and bathrooms. "Buyers in a mid-priced neighborhood aren't looking for high-end finishes."
